Dear Sue,
I have interviewed three real estate agents to sell my house.
I sat through three very good listing presentations. Each agent came up with a different value for my home. The estimates ranged from $300,000 to $375,000.
I am so confused. I thought that I would call three agents and get similar values and then choose the agent I like the best.
Of course I want the highest possible price but I also want to be realistic. I am not sure what I should do at this point.

Dear Connie,
I am pleased that you interviewed more than one agent. You are a very prudent home seller.
I am not surprised to see different agents come up with different estimates of value.
There really shouldn’t be more than a 3 to 7 percent variable. A 20 precent differential, such as you describe, is a definite cause for concern.
Review each of the presentations. Are two of the presentations closer in value than the third one? Are the properties that were used in the market analysis similar or the same and truly comparable to your property?
If there are two of the estimates of value that fall within 3 to 7 percent of each other and the third one is way out there, choose between the two closest to each other.
When choosing between the two think about which agent you are going to be spending the next 60 to 90 days with. Choose the one that you are most comfortable with.
In any event call the two agents that you didn’t list with and thank them for their time.
Let them know that you would appreciate having them show and sell your home. It’s a matter of good Home $$$s and Sense.
