So what does make a location ideal?

The three most important criteria for real estate appreciation are: location, location, location! It's meant to be a joke of course, because the one and only criteria that is paramount to real estate appreciation is the location of the property. But what is it about a "location" that makes it desirable?

The setting

The surrounding locale might be woodsy or primly landscaped, but natural, rolling topography with rock outcroppings and established vegetation lend an interesting perspective.
Here in Placer County, we have been wise to recognize our setting in the foothills as one of our best features. We strive to protect and preserve our Heritage Oaks, wetlands and natural habitat to create an abundance of hiking, biking and horse-riding trails - and to allow for public enjoyment of our rivers and lakes.

The schools

The support for public schools is the hallmark of a dynamic and appealing location. "Support" can come in many shapes and sizes. It is in the interest of every property owner, however, (whether or not they have school-age children), that the local schools are improved upon at every opportunity.
Welcome strong leadership, expect strong performance, volunteer to make a difference and attend whenever possible the showcasing of student talent.
In Placer County, there is often parent support in the classroom, shining examples of student achievement and sponsorship by the business community for student sports, school plays and local charitable causes.
It is a daunting challenge to provide for the youth in the area so that they can look forward to their future and to their dreams.
Placer County's strong school programs, varied class offerings and exposure to cultural exchanges are a critical component to creating a desirable location and real estate value.

The community spirit

Community spirit is the last, but certainly not the least, consideration in creating real estate value.
While the setting and the school performance are tangible assets, community spirit is an intangible one. It can be measured by how quickly neighbors help each other. It can be found in how many hands make light work when there are projects to be done.
Interestingly enough, I believe a tell-tale measure of a warm community can be found in the daily comings and goings of the locals.
By this I mean both the mode of transportation in the area and the manner that people move from one place to another.
Walking, bussing and bicycling are both more eco-friendly and more relational modes of travel than are automobiles. A considerate, friendly pedestrian or driver speaks to the community spirit as well. It's been exciting to see the emphasis in Placer County on wide sidewalks and bike lanes, which encourages the more eco-friendly and relational modes of travel at a slower and more thoughtful pace.
So, the setting, the schools and the community spirit help define a valuable location, location, location of real estate.
