It sounds simple enough. Why don't I take advantage of the subcontractors out there looking for work? I can probably get a good price in this market.

Before taking that leap you might want to ask yourself some of these questions:

What if my subcontractors do not carry the proper liability insurance and one of their workers is injured? Who will be responsible?

Do I have a valid price list of total costs? Is it possible that a custom home builder can do it for less?

Will I be able to get the same discounts on my materials as a big builder who specializes in building custom homes?

Will the subcontractors be asking for money for materials? What if they take the money and don't finish the job?

Will I be avaiable on the site every day to ensure the work is going well? Will I be able to meet with the inspectors and understand their requirements?

Do I understand mechanic liens?

All of the above are a very small part of the list of possibilities you could face as an owner/builder. Before you take that step you might want to get a few estimates from licensed custom home builders. You could be in for a pleasant surprise, even SAVE money. A phone call to the right builder just might save you time, money, and lots of stress.
